the Office of General Counsel, the Substitute changes the requested Zoning
District to Community/Commercial General-1 (CCG-1) as opposed to Planned Unit
Development (PUD). The ordinance will
be readvertised and renoticed. |

Plan dated July 30, 2008, and adds the following conditions to the PUD: development shall proceed in accordance

and the fence along the north and east property line shall be 100% opaque

Substitute incorporates the LUZ Substitute (technical corrections recommended
by the Planning Department); requires
measurement of height from the REQUIRED finish floor elevation with up to
three feet from the required finish floor elevation or existing grade
permitted, except in the Zoning Overlay Districts; permits zero-lot-line for
single family homes in the Medium Density Residential Category, but existing
single-family uses must go through the Administrative Deviation process;
permits parking of heavy trucks up to 10,000 pounds in gross-vehicle-weight in
residential districts, permits parking of pick-up trucks and vans with ladder
racks or other similar minor alterations in residential districts, and
permits parking of the list of commercial vehicles in the Residential Rural
(RR) District. Note that these
restrictions do not supersede any HOA restrictions against parking commercial
vehicles in a neighborhood. |
