verification of substantial compliance of the PUD, a traffic study shall be
performed and provided to the Planning and Development Department for review
and approval, to determine the traffic signal, deceleration lane, length of
median turn lanes, parking spaces for trucks, and safety impact on New Berlin
Road at the project’s entrance; all
off-site roadway improvements required as a result of the traffic study,
other than those included in a Fair Share Contract, shall be completed prior
to issuance of a Certificate of Occupancy;
to provide interconnectivity, the Alta Lakes PUD may add additional
access points to the south and east boundaries of the subject property
through adjacent properties and this condition specifically supersedes
anything to the contrary in the PUD Written Description dated April 23,
2008; where the subject property is
adjacent to Alta Drive, a Residential Low Density (RLD) Zoning District, or a
Residential Rural (RR) Zoning District, there shall be a buffer which
complies with Section J and Industrial Buffer Plans A or B, with the
exception of the requirement for the six-foot masonry wall, and the buffering
shall be met exclusive of the right-of-way needs for four-laning Alta Drive; and
truck courts in Parcel A and Parcel C on the Site Plan dated April 21,
2008, shall not directly face either a residentially-zoned property or Alta
Drive. |
