provide a thirty (30) foot front yard along Firestone Road. Internal
vehicle-use-area landscaping may be relocated to the front yard for
supplemental screening, provided that the total landscape planting
requirement is not diminished. (3) Walls facing Firestone
Road shall be of masonry construction. (4) Prior to the first
final inspection within any phase of development, the owner or their agent
shall submit to the Planning and Development Department for its review and
approval either (a) an affidavit documenting that all conditions of the
development order have been satisfied, or (b) a detailed agreement for the

otherwise approved by the Planning and Development Department. (2) A right turn lane shall
be installed along Baymeadows Road from Baymeadows Circle East to Baymeadows
Circle West. (3) The applicant shall
apply to FDOT to close the median on Baymeadows Road between Baymeadows
Circle East and Baymeadows Circle West. (4) The driveway access on
Baymeadows Road shall be right-in, right-out only. (5) A permanent accessway
connecting Baymeadows Circle East and Baymeadows Circle West shall be
constructed along the north property line. (6) Where adjacent to the
Subject Property, Baymeadows Circle East and Baymeadows Circle West shall be
improved to City roadway standards, or as otherwise approved by the Planning
and Development Department. (7) Development shall be generally consistent
with the conceptual renderings dated August 20, 2018, attached hereto as
