the following conditions to the PUD:
(1) The Subject Property shall be developed in accordance with the

otherwise approved by the Planning and Development Department; (2) There
shall be a 49 foot building setback along the north and east property lines
for any structure over 20 feet in height; and (3) Only one monument sign,
internally or externally illuminated, may be installed along Chaffee Road,
and it shall not exceed 50 square feet in area and 15 feet in height. |
