Amendment

Per OGC, the Amendment incorporates a revised PUD site plan, dated April 14, 2013, and adds the following conditions to the PUD: (1) Single-use developments shall be limited to residential or office uses.  Mixed use developments shall not include more than 90 percent of any individual use; (2)       The subject property shall be developed in accordance with the Development Services Division memorandum, dated February 22, 2013, or as otherwise approved by the Planning and Development Department; (3) If the existing structure is replaced or expanded for any reason, then the site shall comply with Part 6, Off Street Parking and Loading Regulations and Part 12, Landscape and Tree Protection Regulations of the Zoning Code; (4) The phrase “however no individual building footprint shall exceed 40,000 square feet” shall be deleted from Section IV.A.1.c. of the written description; and (5) Drive-thrus shall be permitted through Section 656.341(f)(2) Minor Modification.

Per OGC, the Amendment incorporates a revised PUD site plan, dated April 23, 2013, and adds the following conditions to the PUD: (1) The subject property shall be developed in accordance with the Development Services Division memorandum, dated April 4, 2013, or as otherwise approved by the Planning and Development Department; (2) Vehicular access is prohibited along the Hagan Grant Lane frontage; (3) A 20 foot wide natural and undisturbed landscape buffer shall be maintained on the subject property adjacent and parallel to the entire length of Hagan Grant Lane, as shown on the site plan, dated April 23, 2013; (4)            A 10 foot wide natural and undisturbed landscape buffer shall be maintained along the property line of lots 4 through 21, as shown on the site plan, dated April 23, 2013; (5) An off-white vinyl fence that is six feet in height shall be installed and maintained along the rear property line of lots 4 through 21, as shown on the site plan, dated April 23, 2013; (6) All fencing shall be constructed prior to the issuance of a certificate of occupancy for the first single-family home; (7) Access for any construction related activities shall be prohibited from or along Hagan Grant Lane.
