Public hearing opened. Two speakers: Doug and Teresa Moore (oppose) expressed their concern about the school zone. The elementary school in the area is already over capacity and the addition of a fifth subdivision would negatively impact infrastructure. The recent community meeting was attended by over one hundred neighbors. The primary concern is the traffic issues during peak hours; committee members were requested to visit the site for firsthand knowledge of their concerns for safety.

The committee discussed transitional land use to modify the application to a RPI land use in CRO zoning and requires a 25ft buffer. With a less intensive use, the process would not require an additional notice to neighbors.

Public hearing opened. Four speakers: Paul Harden (support) provided a brief explanation of the bill. He mentioned applicant is cooperating with Recreation and Parks Department regarding a sharing a retention pond at the request of CM Schellenberg. He referenced the concerns from neighbors is associated with drainage rather than the actual development.  Williams Bowers, Patricia Neuendorf, and Michael Freeman (oppose) voiced their concern for the pending drainage problems onto their properties. Mr. Bowers would be mostly negatively impacted by drainage problems since his property is directly adjacent to the parcel. He is strongly opposed of a drainage system that will affect the 2 acres of wetlands with 100 year old Cypress Trees that he shares ownership with the applicant.

 

The applicant will have to go through a 10 set review to include the Water Management D
